In-Person Tours Still Offered – By narrowing down the number of wasted tours, we can focus, in person, on only the homes that you really want to see. This significantly reduces unnecessary risks and exposure during Covid-19 concerns. During a live tour, we will use 100% of the best practices available for social distancing. We will take our time and proceed with safety, every time. I will arrive at the home 15 minutes prior to our showing, and will: Turn on all lights, using sanitizer and gloves; unlock and open all doors, so that touching doors isn’t necessary. We will utilize booties on our shoes, wash hands, use sanitizer and disinfecting aerosols when needed. By the time you arrive, the home will be ready for us to safely tour. When we are finished, I will secure the home, re-sanitize anywhere we have touched, for the homeowner’s protection, gather and dispose of any gloves, masks, booties or paper towels we have used during our showing in a closed container.

During our In-Person Tour – I will have my 360 camera ready to take any additional images/shots that you really want to remember. This will be a fully custom, virtual experience for you, and a brand new level of home buying!

Summary of CARES Act provisions, for Realtors and their Consumers – Published March 27, 2020

Please note: This is an official publication in it’s unmodified form from the National Association of Realtors. I found it very well-written, and far more precisely educational than any article on this subject that I have seen, thus far. Please use this as a tool and guideline to begin planning and discovering which provisions of this new Act may apply to you. As always, I recommend that you utilize this information as a tool to begin discussions with your professional and licensed tax advisior or financial planner. In this publication, in many places it says, “Realtors may…”. Please note that his article was issued directly to Realtors. These are not necessarily provisions JUST for Realtors, and may also, therefore, apply in your circumstance. Again – please ask these questions directly of your own financial professional for specific, personalized guidance.

INFLATION During Covid-19: One Ounce of Preparation ….

Is now worth more than TEN pounds of Cure .

Each day we wake to new stories about the Coronavirus Pandemic. In case you haven’t noticed yet. We are now, officially, in the finger-pointing stage. Leaders all over the world are pointing fingers at other leaders, saying, “If only YOU had taken this seriously – we would have too”…. or “I think YOU planted this!” …. or “They knew and didn’t tell us!”.

And maybe they did. And maybe they didn’t. But the only thing that really matters today, is running as fast as we can, in perfect coordination, to fight this pandemic before it becomes even worse. But what if we had known earlier and had done something better??? Would we have more ventilators on hand? More masks? More Toilet Paper? Crystal balls are hard to come by these days. So we do the best that we can with what we know.

Does Energy Security and the possibility of power outages matter during the Coronavirus??

Officials are telling us, “Don’t Panic” – but “Do Prepare”. And that’s good advice, just about anytime.

Let’s talk about: Solar Power with a Battery – and Real Life Situations…Like…Now.

Many of you know, in addition to being a real estate broker – my sub-specialty as an Energy Efficiency Specialist in building design and real estate has led me to add another aspect to my career: Solar Energy Specialist Consultant.

In this capacity, I educate consumers, evaluate their homes and specific circumstances – shade, natural resources, site design and home features to determine if solar is a possibility – then look at a client’s financial resources, motivation and plans regarding the long-term disposition of their home to help them decide if solar is a good fit for them right now.

One aspect in particular, however, that is often overlooked, or misunderstood is the value of Safety and Security during times of unrest, emergencies, etc., in providing a reliable and renewable source of power that isn’t dependant upon the grid, government or public agencies outside of one’s control.

It feels good to know that your home is a safe, secure and reliable place of refuge where one can retreat to in times like these.

As we stand here, faced with a wholly unexpected outbreak of a Coronavirus, and we’re being asked to shelter in place, in our homes – self-quarantine – we have all seen near panic regarding certain goods… toilet paper – rubbing alcohol – cleaning products. We’re stocking up on water, frozen goods – staples. And that’s good. We could, conceivably, be stuck in our homes a while!!

Not to bring in another worry – but rather to be realistic: We’re entering hurricane season. And if we know anything from China and Italy – we already can reasonably expect that our public services will be stretched to the max – with many skilled workers out sick, or possibly unwilling to come out of self-quarantine and help if public services get interrupted. So power outages are possible – and could, under the circumstances, be extended. Anyone who lived through Katrina knows that this is always a possibility in Southeast Louisiana.

So what could a little planning and a small investment do for you at a time like this? It could buy you some peace of mind – with at least a small solar array and Tesla battery – knowing that at least a panel of essential/critical load circuits could reliably be yours. The sun will continue to shine. Your panels will continue to produce, day after day, and your battery will continue to hold power and return it back to you for use. Even if the grid is down.

What does it cost? It depends – on the size of the system you need/want to offset your current usage. You can – however – invest in at least a minimal system of about 8-12 panels and a Tesla battery. As long as your home does not require extensive electrical upgrades added to the cost, your system, including the Tesla battery back up system, on approved credit could be $159 or less, with no money out of pocket, whatsoever. That’s a system with a worry-free, “bumper to bumper” warranty for 25 years on the panels and 10 on the battery. And that monthly payment would further be offsetting a minimum of $46.32 that you are already paying to your utility provider – (however, could offset significantly more than that, depending on your daily lifestyle, how, and when you are using your self-generated power. )

So, in reality, you are creating True Energy Freedom – Safety and Security – reducing your dependence on the Grid, and permanently locking in today’s costs for production of your future energy needs (with rising and uncertain utility costs) for a net monthly payment of around $100.

Home Buying: Ten Surprising Things your Real Estate Agent COULD be doing for you…

Real estate agents have the keys to the houses that you want to see. And they know how to write up a contract and present it to the seller – Sure. But if that’s all that you are expecting from your agent – you might be missing the boat.

One: Supreme Matchmaker. A skilled, intuitive buyer’s agent isn’t just an order taker who shows up at the property that you picked online, and opens the door for you. He or She listens to what you are saying – and what you AREN’T saying – and intuitively guides you to possibilities that you might not have even considered.

Two: Guide to Financing Options. While it isn’t the agent’s job, necessarily, to get deeply involved in your financing, an experienced agent knows that there is more than one way to skin a cat – and can help you recognize red flags and early trouble brewing with your loan officer if you aren’t being offered the best options, or service that will spell trouble for you later on in the transaction. Ultimately, your financial well-being is also to your agent’s financial benefit. Payoffs and kickbacks for recommending certain providers, like lenders, is illegal – so chances are, a reputable agent’s advice regarding financing sources and options is worth a listen –

Three: Trusted Advisor. Home searches are messy, emotional and sometimes reveal discoveries about yourself that you had not yet realized. It’s a time of change and growth. A sensitive and caring buyer’s agent can function as a sounding board, providing honest feedback, and helping you separate fears from fact, wants from need. This can help you remain balanced, and maintain a sound perspective.

Four: Privacy and Discretion. As mentioned earlier – the process can become very personal, and intimate. Many buyers hesitate to hire friends and family who are real estate agents, for this very reason. (Or regret doing so later) A true professional buyer’s agent not only understands and respects your privacy, but also takes great pains to protect it. We know that a client’s stories, experiences, finances, and choices are not fodder for the gossip mill – and their private documents need to be kept under lock and key. Moreover, what a client reveals personally, is never to be revealed in negotiation without their express consent – because loose lips sink ships.

Five: The Source of the Source. An experienced agent can be a priceless resource to help you ferret out the best options for all sorts of things: From home inspectors, contractors, scholarly articles from trusted sources during your due diligence period – even a sounding board to help point you in the direction of where to begin your research, and which questions need asking. Utilize the benefit of your agent’s deep experience, having guided many, many clients through similar waters.

Six: Skilled Negotiation. This might seem to be a given – not a surprise – however, negotiation is a subtle skill that is honed over time, not taught in real estate school. Your choice of a buyer’s agent could, very well, be the deciding factor in whether or not you are successful with your goal of obtaining the right home, at the right price – in the best condition possible. Negotiation occurs, not only during the offer and acceptance process, but, quite literally, at every step of the transaction – from advocacy in asserting your client’s rights to full disclosure, to obtaining the best pricing and services from inspectors, lenders, escrow departments and insurance policies – to cutting the best deal possible on inspection repairs or credits – a dedicated agent is working hard behind the scenes in your best interests.

Seven: Real Estate Ninja. Like the secret agents in Feudal Japan who deftly dealt with the problems of their employers under the cover of night – Your own personal real estate ninja will be heading off problems and averting near-miss disasters during your transaction – and a good deal of the time, you won’t even know it. A ninja-level buyer’s agent is trained to recognize the early signs of trouble, and head it off at the pass. As a luxury hotel chain once advertised: “The best surprise is no surprise!”

Eight: Unexpected Expertise. Depending on the agent whom you select, you may find a treasure trove of additional information and resources. Especially when selecting an agent with diverse life experience. You may find a former contractor, designer, “green” consultant, accountant… or perhaps an expert gardener, for example, who cares about many of the same things that you do, and can offer exceptional guidance beyond the basic transaction. No extra charge.

Nine: Relationship Mediator. Now, this is a fun one, and something that many veteran real estate agents can attest to – We often find ourselves helping couples, and family members find common ground and stick to the rules of engagement – bringing everyone back to the goal at hand: Finding beauty, harmony and the home that supports the life you want to live. Sometimes that means compromise within the union – and a talented, compassionate agent can help the partners see past their blocks of fear and disappointment to embrace the big picture where everyone gets something that matters deeply to them.

And Finally – Ten: A Sense of Humor. Purchasing a home should be fun. It’s a rare pleasure that we only get to do, at best, a handful of times in life. You can make the most of it, and make it a whole lot more enjoyable if your agent comes equipped with patience, resilience, and a great sense of humor when things don’t go perfectly as planned. Because – That’s life!

Any Home can Become a Resource-Efficient Home…

Energy Efficient and NetZero homes do not have to be born that way! You can convert your home – virtually any home – to a resource-efficient home, little by little – over time. And here’s the GOOD NEWS – you can get paid to do it by growing the EQUITY in your home.

Once upon a time – not so long ago …well, actually, as recently as last week in Louisiana – there were very few effective mechanisms for demonstrating the value of the energy-efficient upgrades that savvy homeowners had invested in, in terms of adding true resale value to their homes. It’s not because consumers didn’t value such things as comfort, utility savings, and smart design – but rather, because until now, there had been no widely accepted mechanism for uniformly listing, valuing, quantifying and expressing the benefits of those improvements in the MLS or other advertising media. Therefore, those improvements were largely listed with no better emphasis or explanation than, “Great curb appeal!”, “cozy living room”, or “adorable decor”. And the buyer says, “Great! But I’m not going to pay more for “cute” and special gadgets”.

What do you NEED in a home?

What is a home, really?  I believe that it’s the place where you, and your family live the life that you design.   We are the architects of our lives – everything – from our most painful failures to our most celebrated successes are the results of our own choices and circumstances.

So the selection, location, furnishing and design of the home that we ultimately choose creates the environment from which we have the potential to soar… or not.  Environment – and intention is very powerful in our lives.

And so, the way we approach finding and purchasing that home is also vitally important.   Many homebuyers, in their excitement will charge out into the marketplace, visit open houses – see all of the lovely choices…and some not so lovely choices, and soon become overwhelmed by the options, conflicting, and often unreliable information, and questionable “guidance”.

Every step along the way, we as consumers must question the guidance of our agent:  “Is my agent concerned enough about my well-being to walk away from an easy sale?”   My clients question me – and my motives – as they should.   I’d like to think that they find the answer to that question to be, without exception, that I have their best interests at heart, at all times.

There is a better way to approach finding an agent, rather than allowing “fate” to choose some random agent we stumble into.   While not every real estate professional that you meet along your journey will have your best interests at heart, rest assured – there are plenty who do.   Finding a real estate consultant with deep experience, patience, and the right mind-set to give you the time, and room you need to explore your ideas, dreams and desires, then guide you to the options, based upon actually listening to what your heart is saying….well, that’s a relationship worth its weight in gold, and one that is worth cultivating with the right fit for an agent.

Real Estate Consultant – A fresh perspective with a Focus, on You.

Through her brokerage in Los Angeles, Jeri expanded beyond her own brokerage to become a real estate agent recruiting and training consultant, and has worked with some of the largest names in the industry, Re/Max, Coldwell Banker, Prudential, Keller Williams – to name a few.   This path of training and consulting, along with her construction experience and knowledge, having been a licensed stuctural steel, and general contractor for ten years, resulted in being contacted and recruited to develop, implement and manage the recruiting, training and marketing program for the Property Inspection division of one of the top National Title Companies, resulting in unprecendented growth and profitability for that division.

In 2019 Jeri completed additional studies in Energy Efficiency, Solar Energy & NetZero homes, in preparation to earn the NAR Green Designation.  Today Jeri is St. Tammany Parish’s first Green RE Council Designee, and was selected as a Broker participant in the Pearl Certification pilot program – a Partner of NAR’s REACH program, EnergyStar and the Appraisal Institute, which is designed to pave the way for consumers who adopt resource efficient lifestyles, and incorporate energy efficiency into their homes, to have a mechanism for creating and documenting, and communicating the added value of their energy efficient improvements.
